How we manage projects and client relationships is also based on an intentional process that starts by understanding your needs. The process then moves on through project execution and finally the day arrives when you move into your dream space. Below we outline our customer process WinJia.

Define the Scope of Your Project Our first meeting is about understanding your needs which may include the potential timeline, design, and budget, and exploring if we are the right fit for your project.
First Site Visit
First Site Visit The next step is to visit your building site. We get to understand your needs and concerns about the daily realities of a large building project.
Planning
Project Estimating
We will create a thorough estimate outlining materials, labour costs, sub-trade work, and ancillary costs such as municipal services, materials delivery, and permitting. It’s important to note that costs may be less predictable on home renovations. Once you’ve had a chance to review the estimate we will make revisions or changes if necessary and ensure that you feel knowledgeable about the financial details. We work with you to develop a realistic number for the project and scope determined by you.
Contract
Once we agree on the specifics of your project we will provide you with our agreement and project start date.
A Word on Building Material Selection
A Word on Building Material Selection Not all building materials are made equally. This is especially true for materials that are part of your home’s infrastructure. We prefer to use the most effective materials for sheathing, insulation and waterproofing. Homes are complex systems and the materials must work together well to ensure that moisture, air flow, and temperature are controlled and don’t cause damage to your home or your health.

We want to ensure that you are well aware of how the construction process will affect your daily life and that of your neighbors. We’ll discuss start and end times, site maintenance during construction, and any site specific needs.
Communication
We will keep you informed throughout the lifecycle of the project. From regularly scheduled updates, to answering your concerns as they arise, we will be available on site and via phone and email at any time. Any project scope changes must be approved and signed off on and you will have a clear understanding of cost and schedule implications. We update the budget and timelines regularly so you don’t have a surprise extras bill at the end of the project.
While we’re on site
Because we specialize in every aspect of the building process, the craftsmen working daily on your project will be WinJia staff. The exceptions are subcontractors like ICF foundation contractors, plumbers, electricians, drywall installers and painters. We have developed close relationships with our subcontractors and a mutual respect and use experienced trades that understand the quality we at WinJia demand. You can expect that your project will be staffed with professionals every step of the way.
Wrapping up your project
Wrapping up your project Close to completion we’ll schedule a walk-through of your project and make note of any details that you’d like addressed. From final finish details, to touch-ups, we’ll cover all bases so that on delivery day you’ll feel satisfied!

What is
cost plus?
A cost-plus contract, also termed a cost reimbursement contract, is a contract where a contractor is paid for all of its allowed expenses, plus additional payment to allow for a profit. We believe this method offers our clients the best transparency and accuracy.
We estimate project costs to include:
- Labour and project management
- Materials and material delivery
- Design/scope changes
- Subcontractor fees (plumbers, electricians, etc.)
- Permitting
- Ancillary costs such as road/driveway access, sanitation, construction material disposal costs, etc.
Our regularly scheduled invoices include detailed line items for all costs. We will invoice you on a previously agreed upon schedule throughout the lifecycle of your project. During our initial discussions we will provide you with sample invoices and backup documents so that you can see what your financial details will look like.
